TO THE DEFENDANT ABOVE NAMED:
CHARLIE MCGUINN HOLCOMBE, JR.
YOU ARE HEREBY SUMMONED and required to answer the Complaint in this action, a copy of which is herewith served upon you, and to serve a copy of your Answer to said Complaint on the subscribers at their office, 1010 E. North Street, Post Office Box 9754, Greenville, South Carolina 29604, within thirty days after the service hereof; exclusive the day of such service; and if you fail to answer the Complaint within the time aforesaid, the Plaintiff(s) will apply to the Court for the relief demanded in said Complaint.
Pursuant to S.C. Code Ann. § 63-9-730(e), Notice given pursuant to this section must include notice of the following:
(1) within thirty days of receiving notice the person or agency shall respond in writing by filing with the court in which the adoption is pending notice and reasons to contest, intervene, or otherwise respond;
(2) the court must be informed of the person’s or agency’s current address and of any changes in address during the adoption proceedings; and
(3) failure to file a response within thirty days of receiving notice constitutes consent to adoption of the child and forfeiture of all rights and obligations of the person or agency with respect to the child.
IN THE EVENT THAT YOU ARE AN INFANT OVER FOURTEEN YEARS OF AGE OR AN IMPRISONED PERSON, you are further summoned and notified to apply for the appointment of a Guardian ad Litem to represent you in this action within thirty (30) days after the service of this Summons and Notice upon you. If you fail to do so, application for such appointment will be made by the Plaintiff(s) herein.
IN THE EVENT THAT YOU ARE AN INFANT UNDER THE AGE OF FOURTEEN YEARS OR ARE INCOMPETENT OR INSANE, you are further summoned and notified to apply for the appointment of a Guardian ad Litem to represent said infant(s) under the age of fourteen years of age, or said incompetent or insane person, within thirty (30) days after the service of this Summons and Notice upon you. If you fail to do so, application for such appointment will be made by thePlaintiff(s) herein.

NOTICE OF SALE

BY VIRTUE of a decree heretofore granted in the case of: US Mortgage Resolutions, LLC v. Ronald Shephard, Jr., Laura Shepard, The Reserve at Lake Keowee Community Association, Inc., and Keowee River Club, LLC;, C/A No. 2020CP3900062, The following property will be sold by the undersigned Special Referee or his designee for Pickens County, South Carolina, on December 6, 2021, at 11:00 AM at the Pickens County Courthouse, City of Pickens, State of South Carolina, to the highest bidder:

ALL that certain piece, parcel or lot of land, lying and being in Pickens County, South Carolina, being shown and described as Lot 212, on a plat entitled “Final Plat of The Reserve at Lake Keowee, Nicklaus Golf Course Lots, a Portion of “Section E-6”, For Keowee River Club, LLC,” Located 10 Miles +/- West Northwest of Pickens, S.C., Pickens County, South Carolina, prepared by C. E. Shehan Surveying, South Carolina Registered Tier B Land Surveyor No. 8810B, said plat being dated May 27, 2004, and recorded in the Office of the Register of Deeds for Pickens County, South Carolina in Plat Book 501 at Page(s) 5-6 (the “Plat’’). For a more detailed description as to the courses and distances, metes and bounds of the above-mentioned lot, reference is made to said Plat of record.

The above-described property is subject to any and all easements and/or rights of way for roads, utilities, drainage, etc. as may appear of record and/or on the premises and to any and all restrictions, covenants or zoning ordinances affecting such property as may appear of record.

This being the same property conveyed to Ronald Shepard, Jr. and Laura Shepard by deed of Keowee River Club, LLC dated April 10, 2010, and recorded May 26, 2010, in Deed Book 1322 at Page 69.

TERMS OF SALE: A 5% deposit in certified funds is required. The deposit will be applied towards the purchase price unless the bidder defaults, in which case the deposit will be forfeited. If the successful bidder fails, or refuses, to make the required deposit on the day of sale or fails or refuses to comply with the bid within 30 days, then the property will be resold at the bidder’s risk. No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately. The successful bidder will be required to pay interest on the balance of the bid after the deposit is applied from date of sale to date of compliance with the bid at the rate of 2.50% per annum.
