Pursuant to Court Decree in Jeff McCollum a/k/a Robert Jeffrey McCollum vs. T & W Scrap Metal LLC, I, or a designee, will sell at public auction to highest bidder at Pickens County Courthouse on September 6, 2022 at 11:00 a.m. o’clock the following property:

LEGAL DESCRIPTION

PARCEL B, PICKENS COUNTY
– 1.312 Acres:

ALL that certain piece, parcel or lot of land, with any improvements located thereon, lying and being situate in the State of South Carolina, County of Pickens, City of Easley, on Ross Avenue and containing 1.32 acres, more or less, as shown on a plat by Spearman Surveying, dated May 29, 2003, and recorded June 6, 2003, in Plat Book 477, at page 6B, in the Register of Deeds Office for Pickens County, South Carolina, reference to which is hereby made for a more complete description.

ALSO shown on that certain Survey showing 1.312 Acres prepared by T&W Scrap Metal, LLC, prepared by A. Clay Jones, P.L.S., SC Reg. No. 26210, Site Design, Inc., dated July 8, 2019 to be recorded.

This being the same property conveyed to T&W Scrap Metal, LLC, a South Carolina limited liability company by deed from Robert Jeffrey McCollum, dated August 6, 2019, and recorded August 9, 2019, in the Office of the Register of Deeds for Pickens County recorded in Deed Book 2084 at Page 152, records of Pickens County, South Carolina

The total judgment debt set forth in the Order is: $795,115.32

The property will be sold subject to any past due or accruing property taxes, assessments, existing easements and restrictions of record and any other senior encumbrances.

The successful bidder must pay interim interest from the date of sale through date of compliance at a rate of 7.75%.

The successful bidder other than Plaintiff at time bid is accepted will be required to deposit with the Special Referee as evidence of good faith 5% of bid in cash or certified check at the time of bid. In event purchaser fails or refuses to comply with terms of sale within 20 days from close of bidding, deposit shall be forfeited and applied to costs and then Plaintiff’s debt, and the Special Referee shall forthwith re-advertise and resell said property upon the same terms on some subsequent sales day at the risk of the former purchaser until obtaining full compliance with sale.

Bidding will close on sales day.

Terms of sale: Purchaser to pay deed preparation and deed stamps.
