BY VIRTUE of a judgment heretofore granted in the case of Vanderbilt Mortgage and Finance, Inc. vs. Ronald Eugene Walker, Jr.; The United States of America, by and through its agency, The Internal Revenue Service, I, R. Murray Hughes, Esquire, as Special Referee for Pickens County, will sell on November 7, 2016, at 11:00 am, at the Pickens County Courthouse, 214 E. Main Street, Pickens, SC 29671, to the highest bidder:

All that certain piece, parcel or lot of land lying and being situate in the State of South Carolina, County of Pickens, City of Easley and being more fully described as follows, to-wit: BEGINNING on an iron pin in road which point is also the corner of James Black; thence in an easterly direction along line of Black approximately 140 feet to an iron pin on Perkins line which point is also corner of Black; thence along Perkins line South 18 East approximately 95 feet to an iron pin; thence South 71-45 West approximately 135 feet along Farmer line to point in road; thence North 18 West approximately 130 feet to point of BEGINNING and being bounded on the North by property n/f of James Black, East by n/k/ Perkins, South by n/f Farmer and West by road.

This being the same property conveyed to Ronald Eugene Walker, Jr. by deed of CMH HOMES, INC as recorded April 15, 2015 in Book 1675 at Page 99 in the Pickens County ROD Office.

SUBJECT TO PICKENS COUNTY TAXES

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Special Referee at conclusion of the bidding, five (5%) of his bid, in cash or equivalent, as evidence of good faith, the same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff’s debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of the bid or comply with the other terms or the bid within twenty (20) days, then the Special Referee may resell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the former highest bidder). No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately.

This Property will be sold subject to the 120 day right or redemption of the United States of America, by and through the its Agency the Internal Revenue Service. The successful bidder will be required to pay interest on the amount of the bid from the date of sale to date of compliance with the bid at the rate of 7.49% per annum.
